Why do I need a HMS Home Warranty?
You can't predict when problems will arise. They seem to happen when you're least prepared. Unplanned home repair expenses ruin many family vacations and holidays, and put a tremendous strain on the family budget. A HMS Home Warranty gives you the protection you need. It covers breakdowns in major systems like heating and air conditioning, plumbing, electrical, as well as washer, dryer, oven, refrigerator and other items. With so much that can go wrong - and often does - a HMS Home Warranty gives you peace of mind.

What does it cost?
Basic one-year coverage is $300-$450, with additional options available.

When does the warranty go into effect?
The Buyer warranty goes into effect as of the day of closing, provided payment is received within seven days after closing. The warranty is usually renewable each year.

Do I need a home inspection first?
There is no formal home inspection required. However, all covered components must be in proper working condition at contract's effective date.

Do I call my own contractor if and when I have a claim?
No. Your warranty company should offer a 1-800 claim hotline, which will provide you the name and phone number of a contractor in your area that is licensed to work for them. Please do not call a contractor yourself. You will not be reimbursed for work performed without prior company approval.

Is there a deductible?
Yes, there is a deductible that ranges between $80 - $120 or actual cost (whichever is less) per occurrence per claim. The deductible is paid to the contractor that makes the service call.
